WHAT ARE THE GENERAL BUILDING HOURS?

The lobby doors are open from 5:30 A.M. To 7:00 P.M. Monday through Friday.  The lobby doors are locked on Saturdays, and tenants may use assigned access cards to gain entry 24/7.

WHAT KIND OF PARKING IS AVAILABLE?

There are several parking structures and open parking lots throughout the property, and short-term visitor parking that is exclusively designated for customers of tenants at all buildings. The parking ratio is approximately 4:1,000.  Premium reserved parking spaces are available to tenants at a rate of $75.00 per parking space per month.  There are no additional parking fees at Olen Pointe, and all parking is available on a first-come first served basis.

Do you have electric vehicle charging stations?

We are currently working through the process of providing electric vehicle charging stations at the property.  Our goal is to have a total of (4) electric vehicle charging stations throughout the property.

WHAT SORT OF ON-SITE MAINTENANCE IS AVAILABLE?

A full-time porter is on-site at each office building to ensure the building is kept clean, as well as a building engineer for any necessary building repairs during office hours. Nightly janitorial services for the general cleaning of the office buildings are provided Monday through Friday.

WHERE ARE THE MAILBOXES?

Mailbox stations are located in the lobby of each building, and most are equipped with a large-parcel delivery station.  FEDX and UPS boxes are located at key locations throughout the property.

HOW DO I CONTACT THE PROPERTY MANAGER?

The property manager is available for service calls and tenant questions between 8am and 5pm Monday through Friday at (714) 255-1313. For after-hour emergencies, please call (800) 284-4783. 

HOW CAN I RESERVE THE CONFERENCE ROOM?

The conference room must be booked in advance and can be done so through the management office. Rates are $20.00 with no minimum hours of use.

HOW DO I MAKE A MAINTENANCE REQUEST?

All maintenance requests such as HVAC issues, clean-up or plumbing issues can be made through the maintenance request portal at www.olenmanagement.com, or by calling the management office at (714) 255-1314.  If you do not have a username or password, you must contact the management office.

WHAT IS THE GENERAL INSURANCE REQUIREMENT FOR TENANTS?

Pursuant to the terms of your lease, you are required to provide Olen with a Certificate of Insurance for your premises. The specific insurance requirements for your location are outlined in Article 8 of your Lease.  Please mail the Certificate of Insurance to the attention of the Insurance Administrator at 7 Corporate Plaza, Newport Beach, CA 92660.

DO YOU INVOICE MONTHLY AND WHERE SHOULD I SEND RENT PAYMENTS?

Olen does not invoice on a monthly basis. All payments are due on the 1st of the month and should be sent to Olen Commercial Realty Corp., Unit Q, P.O. Box 51915, Los Angeles, CA 90051-6215.
